Long Beach: Cliff May Ranchos Market Update
No new listings or price changes for the Cliff May Ranchos this week. But, it will give me the opportunity to describe one of the listings in greater detail. The home at 3025 Roxanne is currently listed at $515,900; down from the original price of $549,900. It is a 3 bedroom, 2 bath home of about 1,130 square feet. Let me give you my impressions of this home. The curb appeal is okay, that is to say you will want to stop the car, and at least check it out. I see a good potential to strip the “Grandma’s House” out of the yard and front door, and replace it with something a little more modern and cool. The windows and sliding doors are original, and just need to be scraped and painted. The front door opens into the one-room living area. Some might say it has an open floorplan, but folks, the kitchen, dining area, and living area are one not so big room. The kitchen needs to be redone from scratch. What really makes this an “open floor plan” type of home are the sliding doors that open wide to the large aggregate patio. The patio will be the living room, thanks to this glorious Southern California weather. The bathrooms are acceptable, and would not need remodeling immediately. The bedrooms are freshly painted and quite decent as well. The garage is huge, and still has the original cabintery from the kitchen. Maybe you could save some money on renovating, and re-install the original cabinetry? Finally, the back yard is small and not very accessible from the front yard or inside of the home. I would recommend some serious landscaping for the side yards and back yard. The seller is actually a trustee, and lives out of state. Therefore, personally, I would drive a hard bargain on that price!
